After Hours Emergency Calls



After regular office hours, please call the office and listen to the entire message to get instructions.  Our staff is on duty 24 hours a day and will respond to extreme or dire emergencies.  

Emergency situations are defined as circumstances which put your safety in jeopardy or cause the unit to be uninhabitable. 

 

Examples of extreme emergencies include:

  • There is no heat and the temperature inside your unit is below 60 degrees.
  • A/C is not working and the outside temperature is above 85º.
  • You smell smoke or see something on fire.  Call 911 first.
  • You have no water.
  • Water is leaking from a broken pipe or from the ceiling.
  • The refrigerator provided by us has stopped working.
  • All of the plumbing is stopped up and unusable.

Use common sense in evaluating your emergency situation. 

Please do not call the emergency line for maintenance which can wait until the next business day or to discuss your rental payment. 
If you have a problem in the middle of the night, please wait to call until daylight if at all possible.  You must leave your phone number when you call the emergency line so we can call you back.  Make sure to repeat your number clearly.

Student Housing

One Deposit - One Application Choices - We have more student apartments to choose from than anybody else. We manage over 220 units including 8 apartment complexes and more than 20 houses mostly within one mile of the main campus.
Flexibility Flexibility - We offer a month-to month lease for most of apartments. Once you pay one application fee and one deposit, you are finished. If your needs change, you can move around with ease.
Choices Reasonable Rates - Your monthly price includes most basic utilities. Each apartment is priced based on factors such as the utilities that are included, location, and amenities. We also periodically offer specials such as 1/2 off the deposit or application fee or concessions for longer lease terms.

Thank you for your interest in the rental property listed with our firm. After you have inspected our available properties, you must fill out our Rental Application. The $40.00 non refundable application fee must be paid in cash before we will process your application. Your completed application will be held strictly confidential.
We usually need from 2 to 3 days to process the information you provide. Before you fill out the application, you should read the following office policies and leasing procedures. If you have any questions concerning our Procedures or Policies, please feel free to ask us.

Landlord Verification

We will contact your current and previous Landlords to check your record of rent payments, your care of the property, and whether you have fulfilled your lease agreement. You can be denied if any landlord reports slow payments or damages to their property. Your application can also be denied if you have ever been evicted from any property.

Job Verification

We will contact your current employer to verify your monthly income, your length of employment, and your job stability. You should be able to demonstrate a satisfactory history of at least 12 months working on a job. We may call other sources if you list them as additional income. If you are self-employed, we require copies of your income tax forms.

Credit Investigation

We will contact a national credit reporting agency to review your personal credit history. Your application may be refused if your credit report shows a history of bankruptcy, unpaid judgments, liens, charge-offs, repossessions, or repeated late payments.

Criminal Records Check

We will also check your records with the N.C. Criminal and Civil Records data base. We will review your criminal history of arrests, any civil records or judgements against you. If you have a criminal record, you should discuss your history with us before you make your application. Your application can be refused if your record shows a history of property destruction, drug activity, or Landlord judgements. We also check your name with existing federal databases.

Income Requirements

Your total monthly income is one of the most essential items on your application. Our company policy is as follows: "Rent should not exceed one-fourth to one-third of the applicant's monthly income." You will most likely derive your income from your primary job; however, we will consider any other income sources such as part-time Jobs, Child Support, AFDC, or Workman's Compensation. (If your situation requires special consideration because you have no landlord reference and/or no credit, we may require a qualified Lease Endorser to guarantee your rental contract.)

Residency Requirements

During the application process, you must provide proof of your current residence. In addition to a copy of you state issued Photo ID, you are requested to bring one of the following items which verify your current address: 1. an original utility bill showing your name and address, 2. your current lease agreement showing your name and address, 3. your Voter Registration Card, 4. your Medicaid Card, or 5. your Vehicle Registration Card. Your application cannot be processed without residency verification. All adults on your application must also present a state issued Photo ID.

Agency Disclosure

Our Company provides rental services for property owners. We represent their interests in all rental transactions. Rental units are offered to the best qualified applicant and not on a “first come, first serve basis.”

Housing Limits

The properties we manage have limits as to the number of people that can occupy each unit. The general rule is that no more than two people can occupy a bedroom.

Apartment Maintenance Tips


Most tenants are more than happy to leave maintenance to the landlord. After all, maintenance service is a primary benefit of renting. That said, service calls are intrusive. And in the long run, you'll pay for damage to your unit caused by neglect. Protect your peace of mind and your security deposit by following a few basic apartment maintenance tips.

Keep the Refrigerator Working Efficiently

Dirty coils hold in heat and make your refrigerator's motor work harder to cool the inside compartments. Keep coils clean by removing the cover from below the door and vacuuming out the dust that has accumulated. While you're there, remove the drip pan from underneath the coils. Wash it well, and check the drain for clogs before replacing it. Next, check the freezer. It needs to be defrosted if more than 1/4 inch of ice has accumulated on the walls. Don't chip away at it with a sharp object. Instead, remove the contents to a cooler, place a pan underneath the ice to catch the drips, and either let the ice melt at room temperature or help it along with a blow dryer.

Take Care of the Flooring

Dirt is a floor's worst enemy. When embedded into rugs and carpets, it wears out the fibers. On harder surfaces, like wood, laminate and vinyl, dirt causes scratches. Place mats inside and outside your door to reduce the amount of dirt tracked into your apartment. Vacuum low-traffic carpets at least once a week; vacuum high-traffic areas more frequently. Protect wood, laminate and vinyl floors by sweeping every day and mopping weekly with a product recommended for the floor type. Use the minimum amount of fluid needed to clean wood and laminate, as saturation damages wood's finish and causes laminate to warp.

Keep Heat and A/C Dust Free

Preventive maintenance of the heating and air-conditioning units is all about ensuring proper air flow. Vacuum vents before using the units for the first time each year, and then inspect the vents periodically to make sure new dust hasn't accumulated. Change filters as soon as they become soiled. Finally, keep furniture and window coverings away. In the case of heat vents, this is as much a safety issue as a maintenance one. Don't turn off your heat or A/C when you leave for the day. Instead, turn the heat down or the A/C up just a few degrees. You'll actually save more energy by maintaining a steadier temperature.

Prevent Plumbing Problems

Keep drains flowing freely. Avoid pouring oil, coffee grounds or other solids into the kitchen sink. In the bathroom, remove hair from the sink and tub promptly so they're not washed down the drain. Sink and toilet clogs usually can be unstopped with a plunger. Fill the clogged vessel with water and then push the plunger straight down in a quick, firm motion. You may need to repeat a number of times before the clog is removed.

Know When to Seek Help

Sometimes it's best to leave the work to the pros. Report malfunctioning appliances, water you can't turn off and clogs that don't respond to plunging. Also report broken or missing grout in the bathroom. Grout isn't just cosmetic--it keeps water from seeping into walls and floors.
